This award-winning adaptive reuse of a 1980’s seaside office building transformed the worn out and drab building into a modern open concept with harbor views from anywhere inside. The use of steel moment-resisting frames allowed removal of most interior wood shear walls, and removal of the existing dormers and roof framing enabled exterior roof patios on three sides of the building. The project included a conditions assessment and concrete repair project to the sub-grade, suboceanic parking structure which had long withstood groundwater and harbor pressures.
